A smoke detector compliant with current standards (CE / NF EN 14604) must be installed, ideally in circulation areas or near bedrooms.

While only one detector is legally required, one per floor is even better.

⚡ Safe and functional electrical installation

Electrical installations must be safe, compliant, and fully operational.

Regular checks help avoid:

breakdowns,

faulty equipment,

late-night guest messages 😅

🛠️ Decent, well-maintained accommodation

Before each stay:

anticipate, repair, maintain.

Guests must enjoy a functional property that matches the listing description.

If an intervention is absolutely necessary during a stay, it must:

- be planned,

- communicated in advance,

a- nd remain minimally disruptive.

🔥 Heating & thermal comfort

During the winter season, the accommodation must allow guests to stay under decent and comfortable conditions.

Functional heating is essential to ensure a pleasant indoor temperature.

🏊 Swimming pool safety (if applicable)

A swimming pool is a major plus — especially for families.

But it also implies responsibility.

Buried or semi-buried pools must be equipped with at least one mandatory safety device:

- alarm,

- safety cover,

- enclosure,

- or protective barrier.

👉 Without this, the owner’s civil and criminal liability may be engaged in case of an accident.

🛡️ Insurance

Your property must be insured during rental periods.

We strongly recommend checking with your insurer that your policy covers short-term rental risks.

🌐 Internet connection

Today, Wi-Fi is no longer a bonus — it’s an essential criterion.

A connection that is:

stable, unrestricted, and secure

must be available throughout the guest’s stay.

🤝 Neighborhood & good relations

Hosting travelers also means respecting the local environment.

Our team ensures that guests follow good neighborhood rules, but we recommend:

- maintaining good relations with neighbors,

- informing them when travelers are staying,

- letting them know they can contact our team if any disturbance occurs.

👉 Goal: happy guests and peaceful neighbors.

🔒 Privacy

Some homes are equipped with cameras or connected security systems.

👉 Any active surveillance is strictly prohibited during guest stays, to fully respect their privacy.

🌱 Ecological commitment

Seasonal rentals may increase water and energy consumption (on average +15–25%).

To limit this impact:

- use low-energy lighting,

- install efficient heating/AC systems,

- replace outdated equipment,

- add motion sensors for outdoor lighting.

🏛️ Prior declaration & tourist tax

Any property offered for short-term rental must:

be declared to the local municipality,

and, if applicable, be subject to tourist tax, usually between €0.50 and €1.20 per adult per night.

Classified accommodations may be subject to higher rates.

As with hotels, classification is carried out by a certified body and is becoming an increasingly important trust factor for travelers.
